TERMS & CONDITIONS

(Applicable to all Direct Bookings)

1. GENERAL AGREEMENT

By confirming a reservation with YADO Vacation Homes, the guest (“Client”) agrees to abide by all terms and conditions outlined in this agreement. These terms ensure a smooth and enjoyable stay while maintaining the integrity and quality of YADO-managed properties.

2. BOOKING TERMS

  • The primary guest must be at least 21 years of age to book a property.
  • A valid government-issued ID or passport of all guests must be submitted prior to check-in.
  • The Client agrees that the property is intended for vacation or business stays only and cannot be used for parties, gatherings, or events beyond the maximum occupancy stated in the booking confirmation.
  • The number of guests must not exceed the limit specified in the booking confirmation.
  • Subletting or transferring the booking to another party is strictly prohibited.

3. PAYMENT TERMS

  • All bookings must be fully prepaid in order to confirm the reservation. No booking will be considered confirmed until full payment has been received.
  • YADO Vacation Homes only accepts online payments made through approved and secure payment gateways.
  • Cash, PayPal, cryptocurrency, or other non-approved payment methods are not accepted.
  • The name on the credit/debit card used for payment must match the primary guest’s name on the reservation.
  • If the name does not match, YADO Vacation Homes reserves the right to cancel the booking and refund the payment to the original cardholder after deducting applicable administrative charges.
  • All amounts must be paid in UAE Dirhams (AED).

4. SECURITY DEPOSIT & ADDITIONAL CHARGES

  • A refundable security deposit is required for all bookings:
    • AED 1,500 for 1-bedroom apartments
    • AED 2,000 for 2-bedroom apartments
  • The deposit will be collected before check-in and refunded within 7 days after departure, subject to a satisfactory post-departure inspection.
  • Any damages, missing items, or violations of house rules will be charged against the security deposit.
  • If the damages or losses exceed the deposit amount, the Client authorizes YADO Vacation Homes to charge the additional amount to the same payment method on file.
  • YADO Vacation Homes reserves the right to pursue legal action for unpaid damages or costs arising from the Client’s stay.

5. CHECK-IN & CHECK-OUT POLICY

  • Standard check-in: 4:00 PM
  • Standard check-out: 11:00 AM
  • Early check-in and late check-out are subject to availability and additional charges.
  • Unauthorized late check-out (after 11:00 AM) may incur a fee equivalent to one night’s stay.
  • Failure to vacate the property by the approved time may result in security deposit forfeiture and possible eviction.

6. PROPERTY RULES & COMPLIANCE

  • Guests must comply with all building and community regulations.
  • Smoking is strictly prohibited inside the property. A fine of AED 3,000 will apply if smoking traces or odor are detected.
  • Pets are not allowed unless explicitly authorized in writing by YADO.
  • Parties, loud gatherings, or disturbances are not permitted. Building security and YADO representatives are authorized to access the apartment if such activity is reported.
  • A fee of AED 2,000 applies for lost access cards or keys.
  • Guests are expected to maintain the property in good condition and report any issues immediately.
  • YADO reserves the right to evict guests without refund for violating these rules or disturbing neighbors.

7. CANCELLATION & REFUND POLICY

YADO Vacation Homes operates a Moderate Cancellation Policy:

  • Cancellations made 5 days or more before the scheduled arrival date: 100% refund.
  • Cancellations made within 5 days of arrival or after check-in: Non-refundable.
  • All cancellation requests must be made in writing via email or through the booking platform used.
  • Refunds, when applicable, will be processed to the original payment method within 7–14 business days, depending on bank policies.
  • No refunds are provided for early departures, no-shows, or evictions due to rule violations.
  • YADO Vacation Homes reserves the right to cancel a booking in exceptional cases (e.g., maintenance emergencies or safety concerns), in which case a full refund or alternate accommodation will be offered.

8. EXTENSION OF STAY

  • Guests wishing to extend their stay must inform YADO at least 3 days prior to their check-out date.
  • Extensions are subject to availability and will be confirmed on a first-come, first-served basis.
  • The extended stay must be fully prepaid in advance to secure the reservation.

9. LIABILITY & DAMAGES

  • The Client is responsible for ensuring that all occupants and visitors comply with the property’s rules and policies.
  • Any loss, damage, or violation of the rules will result in charges being applied to the Client’s account.
  • YADO Vacation Homes is not liable for personal injury, loss, theft, or accidents occurring during the stay.
  • The Client agrees to indemnify and hold harmless YADO Vacation Homes, its owners, and employees from any claims arising from misuse or negligent use of the property.

10. GOVERNING LAW

These Terms and Conditions shall be governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from this agreement shall fall under the exclusive jurisdiction of the Dubai courts.

11. ACCEPTANCE

By proceeding with the booking and payment, the Client confirms that they have read, understood, and agreed to all the terms and conditions stated above.
